To: WEagle who wrote (1617) | 12/17/2024 7:40:21 AM | From: robert b furman | | | Hi WEagle,
Managing a complete lower level remodel in Wisconsin.
I have gutted electrical, plumbing walls and load bearing walls of the two story home.
What was the garage will now be the canning/mud room and all of the walls that where the kichen, dining room and living room.
We built six shoring walls and took out 5 support poles and installed a 45 steel I beam with one exposed pole and two buried in the now 2x6 walls. What was the garage which had 4 support poles now only has 2 poles, also built into 2x6 walls.
It ttok the jack hammering of underground support pads and increasing the support pads from 2x2x1 feet to 4x4x1 feet.
The house was completely emptied on the lower floor.
One East side of the home (which views the Sheboygan River) all the walls and windows have been replaced by a wall of glass that runs the entire length of the house. The glass has 14 inch headers that are 20feet long We've added two 16 foot windows, one 9 foot window and a 42 inch entrance door. Where the two garage doors were, we've added steel supports and installed a10x7 foot EVO door. Some serious structural engineering.
Vertical Lift Doors | EVO-Doors
The windows were supposed to be delivered first week of December now looking like January. So we have plastic stapled to the new outside plywood walls. Meanwhile our radiant heat system is shut down on the lower floor as the installation of warm board nears completion. Fortunately, the weather has only been really cold for one week. This project will extend to April before we start phase II which will add an Octagonal "Great Room" on the west side of the house.
Meanwhile we have our kitchen moved upstairs into what was a family room doing double duty as our bedroom. The other three rooms are packed with lower floor belongings.
We'll have a basement under the Octgonal room and that will give us room for a move from Houston some day out in the future.
I very much miss the great friends and warme winters, but neither of us are getting younger. Time to make some big plans.
Besides those plans, I really miss finsihing up my car restorations.
Not to mention build a shop big enough to house our collection of old classic Chevrolets.
Gonna have to live to be 100! <smile>
I'm selling off Jan's IRA and getting my dividend payers (XOM and KMI) transferred to our joint taxable account today.
Sold her AMNF to raise cash in order to pay a huge ordinary income tax on the excess over her first RMD associated with her IRA. Really hate to do it, but it was tax free in the beginning and we all have to pay our fair share. Fortunately, AMNF gave us a windfall triple in that account, so it helped.
Trying to get her account closed, as my IRA begins RMD's next year. That will take several years to close out. Raise some cash and hope for a general market decline to transfer my dividend payers to my taxable account also.
Thanks for the shout out. Plenty of balls in the air.
I'm still tracking my clx studies, but not as intensely watching/trading as I have many interruptions.
Watching the market full time is not in the cards. Letting the dividends build and keeping cash in an ETF at Schwab.
Needless to say, your mojo numbers and everyone at the CLX stuff has really been a great aid.
You folks are guiding Cheif with incredible accuracy. I've been termpted to trade SOXL, but do not have the ability to watch it closely.
Thanks again!

To: robert b furman who wrote (1619) | 12/17/2024 8:16:23 PM | From: WEagle | | | So you are practically turning Canadian on us, eh.
I also had to take my first RMD as I turned 73 in September. I have three 401(k)s and a traditional IRA to deal with. I wish I had been moving money to my ROTH for the last few years. I was happy to find out that one of the 401(k)s had more post tax "Roth" money as my yearly contributions than it did pre-tax money so the RMD didn't hit that one as hard.
I have a significant amount of savings stashed away at CD rates as my safe, conservatively invested backup and the 401(k)s and IRAs are a little more aggressively invested, but I'm not full in with the speculation. Too late in life to go full in.
I was still pleasantly surprised how much our (wife and I) net worth increased this past year. Wife is counting on a move to a slightly bigger and better house sometime in the near future. I just wish her health were better. She is very limited on what she can still do.
Have a very Merry Christmas.

To: WEagle who wrote (1620) | 12/18/2024 11:11:41 AM | From: robert b furman | | | Hi WEagle,
Well we have decided to put more resources into our homes,as we enter later years. Yu and I are with one year of age , I hit 73 this coming July.
I have notice my age is making things harder to do. I mow about 5 actres a week and it is bumpy as tractors work the 40 acres. Where they gain access and remove crops with heavy equipment assures a rough surface that changes annually.
I have to build a shed to house my cars and during the winter minimiziing thatwalk distance will be more impactful.
Getting your wife moved into a new home and settled will be a bit of a chore.
None of us are getting younger. <smile>
Do you intend to stay in The Woodlands?
We love it there, but get frustrated with the traffic and crazy drivers. We have zero traffic in Wisconsin. I have to keep my eyes on the road as I'm always looking at deer, ducks or geese, not to mention the growth of crops.
Keeping a balance of cash, safe money, stocks, and real estate is a key to later years security I think.
I'm leaning more to adding to our real estate with this remodel. Once complete, I intend to replace the original windows in our home on Lake Woodlands. They are original windows built in 1992. They have horrible thermal qualities and AC costs are never getting cheaper.
Depending on medical needs The Woodlands may well be where we live our later years.
AMNF is hitting a new high this morning. Getting excited as a parabolic run will fund my shed and complete my car restorations. It is free to dream eh?
Breezes first price target of 7.55 has been exceeded. His alternate target is $7.77. After that it could just go parabolic.
Not going Canadian just going home.
The area has seen some million dollar homes on rural land. My best feature of the Wisconsin home is it is on the Sheboygan river with no or few neighbors. I get realtors asking if it is for sale often. Being 6 miles from the very upscale market of Elkhart lake and its wealthy racing population who play on Road America makes me hope it will be sought after if and when we need to sell.
Merry Christmas to you and your family. We all have many blessings to be Thankful for.

To: robert b furman who wrote (1621) | 12/18/2024 12:32:00 PM | From: WEagle | | | Hello again, Bob.
I know the feeling of getting older and not being able to do all the diy projects that I once did. And while my wife and I could use a little more space, I dread the work in moving.
I am in the Clear Lake area, just south of Clear Lake City Blvd. I don't intend to stray too far from here as long as my wife, Clara, is alive. She has a lot more health issues than I do and needs to stay within reach of good medical doctors and facilities. On top of that, we both love our church and are involved in that. I am on the media team and operate a TV camera for services two or more times a month.
I would never be able to stand a Wisconsin winter. I love warm weather and dislike cold. I would be happy to have 70+ degrees all winter.

No other way of putting it – this was a bad week. But I believe this past Wednesday was panic selling and there are some indications that the bottom is in and we are now on the way back up. But here is the carnage. I had 4 stocks up, 10 stocks down, and 1 unchanged. (It would have been worse if it had not been for Friday’s action.) There was 1 stock down nearly 25% and another down nearly 10%. I had one stock up a little over 8% but all other stocks that were up were up by much smaller amounts.

Just curious about Thursday. You said the week would have been even better if not for Thursday's action. Thursday was a good day for me. For me Friday caused me to lose about 40% of my gains from all the previous days of this past week.
