Recent Buys are mostly adds to positions I am building:

1) VTRS working to a 1% portfolio position at/near a 0.6% portfolio position

Viatris Inc. is a healthcare company. It provides access to medicines, advance sustainable operations, develop solutions and leverage to connect more people to more products and services through Global Healthcare Gateway(TM). Viatris Inc., formerly known as Mylan NV, is based in PITTSBURGH.
This is a spin off from PFE as a result of the Upjon & Mylan combination. Full year financials are sketchy but 7 analysts have 12/2021 earnings at $3.55/share (down from $4.53). That's a 3.8 PE

Company probably still consolidating business segments and has a multi year workout which is not reflected in the price yet. Market appears to be discounting future earnings by more than 50% (my guess).

2) more small adds to JOE - a 0.25% portfolio position w/ more Buys every 5% lower w/ possible 30% downside. It's a land company, so the value is in the land assets and their developments. The only big positive is debt/equity 0.59. Think of this company as a land bank

St. Joe Company is one of the Southeast's largest real estate operating companies. St. Joe provides a broad range of real estate services to meet both residential and commercial real estate needs. The company is one of the few real estate operating companies to have assembled the range of real estate, financial, marketing and regulatory expertise to take a large-scale approach to real estate development and services.
3) several small adds to LMNR - a 0.2% portfolio position w/ the goal of building this to a 1% portfolio position.

Limoneira Company is an agribusiness and real estate development company. Its current operations consist of fruit production and marketing, real estate development and capital investment activities. Limoneira has three business segments: agribusiness, rental operations, and real estate development. The agribusiness segment includes its farming and lemon packing operations. The Company produces lemons, avocados, oranges, and other specialty crops. The rental operations segment includes housing, organic recycling, commercial and leased land operations. The real estate development segment includes its real estate projects and development. Limoneira Company is based in Santa Paula, California.
The only big positive on this company is the low debt/equity at 0.64. 25 PE on 2022 earnings. Hidden assets in water rights and another land bank theme play.

3) small add to FSP a 0.28% portfolio position will build to a 0.5% portfolio position (maybe more if price is right)

4) VNT a 60% add as I build position now a 0.25% want to build to a 1% portfolio position
Vontier Corporation is a technology company. It is focused on transportation and mobility solutions. The company's portfolio of brands includes expertise in mobility technologies, retail and commercial fueling, fleet management, telematics, vehicle diagnostics and repair, and smart cities end-markets. Vontier Corporation is based in Raleigh, North Carolina. In October 2020, Fortive completed the corporate spin-off of 80% of Vontier. Fortive disposed of its remaining 20% ownership interest in January 2021
Not yet a full set of financials but 2 analysts have 2022 earnings at $2.46/share which is a 12.5 PE

Their smart city end-markets is their growth kicker w/ fleet recharging and cloud logistic tracking.

Recent sells:

Closed out positions: BABA (very small tracking position), APHA (a TLRY merger POT play)

Peeled off shares: ABBV, WY, UBPpK, MAC (high cost to lower avg price)
