Probably just pure luck though no doubt the most vulnerable seem to be the Carolinas and gulf coast from Louisiana to Florida panhandle.

Anyone venture to guess which areas would be safest from hurricanes down here? Perhaps far NE Florida and Georgia coast along with west coast of Florida north of Tampa to the coast just south of Tallahassee?

Donna went through just north of there in 1960. Then there was Charley and maybe a couple smaller ones inbetween.
I'd say luck more than position.

I've lived here in Fort Myers and before that Burnt Store Marina on Charlotte Harbour for 11 years. We have had many close calls, my first was Opal where the tide was 10' over the docks as it moved through the gulf through Charlie last August. There are still many tarps on roofs in Lee County from Hurricane Charlie and the largest resort in the area, South Seas Plantation, is still closed and renovations are still not complete. There are many houses in Punta Gorda, about 22 miles from my home who still have the name of their insurance company spray painted on their garage. Fema's trailer city is still there though it is about to move to Louisiana.

There is still some realtor "lore" that is foisted on the uninquisitive (is that a word?) that our location with its proximity to the Florida Straights and the currents from the Gulf moving into the straights veers the hurricanes away from us. Well, I sat watching my tv that August morning and watched the hurricane that couldn't hit us make an abrupt right turn and head right towards us. Too late to evacuate, or anything else. My neighborhood was spared but many close by were not.

Many realtors are hanging on to that fantasy for dear life and still passing it along to whomever might believe it. Money Penny
