My experience is it is best to start with a clean slate for any remodel. Bathrooms and Kitchens add the most to properties so what you spend you should get back out on a resale. The tiles are easy to remove. It's more expensive to move plumbing and walls. Therefore, your remodel is pretty easy especially if you plan to use the existing plumbing locations. Replace all the fixtures too while you are at it. Low flow toilets are worth installing (credit available from local water utilities).

Bathrooms need to have appropriate ventilation too. While you are at it, put in a good exhaust fan. If it was my project, I would rip down to the studs, water proof everything, replace all fixtures and if you need a tub, use tile and install a nice shower/tub enclosure sliding door.

It should not cost you much more than w/ a limited fix up. I would say $6K - $8K depending on if your doing a complete high end upgrade hall bathroom. $3K if you paint and re tile the floor and bathtub area. The rule of thumb I use is to double the cost of the materials when you out source the labor to a handy man. Double that number if you have to hire a licensed plumber, obtain permits when re working the plumbing (generally not worth the expense).

Get a few quotes w/ a checklist of the new materials that are to be installed. Smaller bathrooms (like the hall bathroom in picture) can be remodeled pretty easy using an experienced handyman. It's well worth the expense and a nice upgrade especially if the current bathroom is old and outdated.

FWIW, I replaced all my bathroom fixtures recently (current fixtures were 25 years old). It was easy and made a big impact.
