Thanks so much for posting. I'll inquire more later but one quick question now - when you say "real cap rate", do you mean cap rate less inflation rate, or the actual (not pretend) cap rate including all the costs?

By "pretend cap rate" I mean the ones that brokers use ;-) - that is, they are missing some key details.
