There are many commutable areas to Manhattan in NJ and upstate NY that have fallen quite substantially and are really affordable again. I could not imagine living in most of the Bronx, Brooklyn, or Queens again.. Relatives have moved to outlying areas since the 1980's.. it just feels so much more grittier in those even decent hoods than it does in LA,SF or Boston and comparable to other northern cities. Hard core ghettos are what they are most anywhere though and you have your fair share in NYC with 2M on welfare living within blocks of those gentrified hood..
